Ownership & legal.

How can a foreigner own a villa in Bali?

Most European clients use a leasehold — a long-term lease registered in Indonesian land registry, in your name. If you prefer full company ownership, we set up a PT PMA (foreign-owned Indonesian company); 90 % of villa investors choose leasehold.

How long is the leasehold?

Standard term is 25 to 30 years, with the option to extend. We negotiate the extension clause in the original contract so you are not at the landowner's discretion later.

Can I sell the villa later?

Yes — we arrange the resale. We have a network of buyers (investors, existing clients, local market), handle paperwork and legal transfer. You don't have to figure out the Bali resale market on your own.

Building the villa.

How long does the build take?

Typically 2 to 2.5 years from contract signing to keys in hand — land acquisition, design, permits, construction, full furnishing. Real timelines, not "best case" promises.

What is included in the price?

Everything. Land, design, permits, structural build, finishes, furniture, kitchen, appliances, decor — fully turnkey. We call it "101 % turnkey" because we handle the small things others forget: utilities hooked up, internet running, cleaning before handover.

What guarantees do I get?

A 2-year construction warranty covers structural and major-systems defects. Beyond that, our maintenance team handles repairs at standard rates — and because we built it, we know exactly where every cable and pipe runs.

Income, taxes, payouts.

What returns can I expect?

Across our managed portfolio, average annual yield is around 17 %. Depends on the specific villa, season, and operating costs. We share real numbers from real villas during the consultation — not brochure averages.

How are Indonesian taxes handled?

Rental income is subject to 10 % Indonesian rental tax on gross revenue (PPh Final pasal 4 ayat 2). We handle filing and payment quarterly through our Indonesian entity; you receive net amounts. Czech tax obligations are separate — the CZ–ID double-tax treaty is in force.

Is there insurance for the villa?

Honest answer: villa insurance as you know it from Europe does not really exist on Bali. No functioning market for catastrophic-event insurance, no realistic carrier for rental-income loss. We do everything on the prevention side — quality of build, maintenance, fast response.

How do I get my money home?

By bank transfer every 3 months to whichever account you choose (CZ bank, EU bank, anywhere with SWIFT). You receive a quarterly statement with bookings, costs, and net amount transferred.

Management & running.

Who manages the villa after handover?

We do — same team, end to end. Bookings on Airbnb / Booking.com / direct, guest communication, cleaning, maintenance, monthly reports. You can be hands-off entirely, or as involved as you want.

What does management cost?

A percentage of gross rental income, set individually based on villa size, services, and your goals. We share the full management agreement and fee structure as a PDF during the consultation.

Can I use the villa myself?

Yes. You block your own dates in the calendar — we work around them.
